An ideal location and a few updates help this N.J. house get 18 offers and sell for

A house in Union Township that underwent $15,000 in minor updates prior to being listed fetched $110,000 over its asking price.

The four-bedroom, two full- and two half-bathroom house was listed for sale for $525,000 after a little bit of updating was done to it.

One of the bathrooms got a new double vanity and fixtures, a backsplash was installed in the kitchen and the exterior was painted, said Neil Pradhanang, of Silver and Oak Realty in Jersey City, who co-listed the home with his colleague Sharon Robinson.

The house, built in the 1980s, was being sold by its original owner who wanted to downsize, Pradhanang said.

The property generated a lot of interest because it is located in the sought-after Parkside Manor section of Union Township, which has easy access to major highways, including the Garden State Parkway and New Jersey Turnpike. “Nothing compares to this part of Union,” Pradhanang said.

The well-maintained, 2,100-square-foot home has hardwood floors in the living area, a spacious yard, a two-car garage and a finished basement with a wet bar and dance floor.

“In this price point, buyers who are home shopping in Union aren’t going to get this space and this location,” Pradhanang said. “That’s why the price got up to where it landed.”

The home received 18 offers and was under contract within 10 days being listed for $635,000 – $110,000 above asking price.

The winning bidder had the highest offer and waived inspection and appraisal contingencies. They also were able to honor the seller’s request for a 60-day closing. “That was perfect for the seller in this case,” he said. “She was a little bit older, so she needed a little more time to clear out stuff and move.”
