Homes in Delaware sold for higher prices recently: See how much here
Newly released data from Realtor.com for April shows that potential buyers and sellers in Delaware saw houses sell for higher than the previous month’s median sales price.
In Kent County houses sold higher than the previous month’s median sales price of $290,000. The median home sold for $308,000.That means April, the most recent month for which figures are available, was up 6.2% from March.
In New Castle County houses sold higher than the previous month’s median sales price of $292,000. The median home sold for $315,100. That means April, the most recent month for which figures are available, was up 7.9% from March.
In Sussex County houses sold higher than the previous month’s median sales price of $415,200.The median home sold for $450,000. That means April, the most recent month for which figures are available, was up 8.4% from March.
The data is from an analysis of data from Realtor.com.
The statistics don’t include homes currently listed for sale, and aren’t directly comparable to listings data.

In Delaware, homes sold at a median of $356,000 during April, up 4.7% from $340,000 in March. There were 1,094 recorded sales across the state during April, up 7.8% from 1,015 recorded sales in April 2023.
The total value of recorded residential home sales in Delaware increased by 18.8% from $387 million in March to $459.8 million this April.
Out of all residential home sales in Delaware, 4.84% of homes sold for at least $1 million in April, down from 6.4% in April 2023.
Sales prices of single-family homes across Delaware increased by 4.3% from a median of $350,000 in March to $365,000 in April. Since April 2023, the sales price of single-family homes across the state was up 5.8% from $345,000.

Across the state, the sales price of condominiums and townhomes rose 8.5% from a median of $299,450 in March to $325,000 during April. The median sales price of condominiums and townhomes is up 3.1% from the median of $315,100 in April 2023.
The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what’s happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
